Works with outside contractors as needed. Supervises and schedules laundry and housekeeping staff. Establishes and monitors a preventative maintenance program.Responsibilities Promote the mission and core values of the Residence and LCB Senior Living to residents, visitors, co‑workers and the surrounding community.As a department head, have an active role in growing community occupancy by representing and interacting positively with prospective residents, family members and professionals.Perform all duties with a positive attitude.Ensure the Maintenance Department operates in accordance with all LCB Senior Living policies and procedures within budgetary guidelines.Perform routine maintenance of residence property and grounds.Perform routine maintenance and repair on the residence building systems and equipment.Ensure work area is free of hazardous conditions and that safety rules and regulations are adhered to.Develop effective staffing and scheduling patterns to ensure delivery of quality housekeeping and laundry services.Supervise trash removal. Work with and monitor all departments regarding sanitation.Maintain in‑house key system.Conduct and/or attend all required in‑service trainings and/or orientations.Follow and enforce all established safety procedures and precautions when performing maintenance service.Chair the Community Safety Committee.Replace burned‑out light bulbs for exit lights, overhead lights, room call lights, exterior lights, etc.Establish and maintain strong preventive maintenance schedules.Establish and update fire safety plan, hold fire drills quarterly for each staffing shift, and participate in the Safety Committee.Order and maintain proper inventory levels of maintenance supplies.Assist in negotiating and managing outside bids for maintenance contracts.Oversee all outside vendors working in and around the building and grounds, including landscaping, building renovations, HVAC repairs and inspections, elevator repairs and inspections, etc.Act as contact person for vendors performing maintenance jobs.Maintain service on company vehicles.Liaison with local fire and inspectional agencies.Maintain the E‑call system in good working order.Track monthly budgets (supplies and purchased services).Ensure adherence to residents' personal and property rights; maintain confidentiality of residents at all times.Interview and train maintenance and housekeeping staff.Assess staffing needs and establish a work schedule for the maintenance department, including weekly time‑keeping duties.Maintain contracts binder.Coordinate and assist with the moving of residents in and out of the residence and within the residence.May participate in Manager‑On‑Duty program.Other duties as requested.Qualifications Knowledge of maintenance functions and techniques, OSHA standards, state and local fire codes and other safety regulations.Ability to organize and provide the maintenance needs of the residence, and to work with outside vendors and contractors as required.Effective communication skills in English, both orally and in writing.Physical ability to perform frequent heavy lifting, bending, stooping, climbing, pushing and stretching; moving heavy furniture, equipment and boxes.High school diploma or GED preferred.Four or more years of maintenance experience required, preferably in the health care industry.HVAC certificate preferred.Valid driver's license in the state of employment required.Equal Opportunity Employer LCB, including its managed care communities, is an Equal Opportunity Employer.
