Bachelor's degree in Business Administration, Finance, Real Estate, Urban Planning, Public Administration, Architecture, Engineering, Construction Management, or a related field.
Equivalent combination of education and directly related experience may be considered.
7 years of progressively responsible experience in affordable housing, commercial real estate development, community development, or related field.
3 years of leadership, project management, or supervisory experience.
Demonstrated experience managing complex development projects through the full development lifecycle.
Experience utilizing affordable housing financing programs including LIHTC, HUD, public financing, conventional financing, construction financing, and permanent financing.
Experience managing consultant teams, construction professionals, governmental agencies, and external business partners.
Thorough knowledge of affordable housing development, real estate finance, construction management, and project delivery.
Working knowledge of HUD regulations, LIHTC requirements, fair housing, and applicable federal, state, and local housing regulations.
Strong financial modeling, budgeting, forecasting, and project analysis skills.
Ability to analyze complex financial and operational information and make sound business recommendations.
Strong project management, organizational, negotiation, and problem-solving skills.
Excellent leadership, coaching, interpersonal, presentation, and communication skills.
Ability to effectively influence and build relationships across all organizational levels and with external stakeholders.
Proficiency with Microsoft Office Suite, particularly Excel, Word, PowerPoint, and Outlook, along with project management and financial analysis software.
Valid driver's license with an acceptable driving record.
Location: Candidates should be located in the greater Philadelphia, PA area.
Regular travel to development sites, construction sites, HumanGood communities, governmental agencies, and business meetings.
Up to 30% travel (car, plane, overnight).
Ability to walk active construction sites, including uneven terrain, stairs, and unfinished buildings while following required safety protocols.
Ability to occasionally lift and carry up to 20 pounds.
