Property Caretaker
Oversee an unoccupied residential property in Mission Hills, KS
Visit the property 1–2 times per week
Conduct routine interior and exterior property inspections
Check for water leaks, plumbing issues, mold, termite activity, pest infestations, or other maintenance concerns
Flush toilets and run water through sinks and fixtures during each visit to maintain plumbing systems
Verify that all doors, windows, gates, and access points are secure
Monitor heating, cooling, electrical, and lighting systems for proper operation
Inspect landscaping, irrigation systems, drainage, and overall grounds condition
Check for signs of vandalism, trespassing, storm damage, or safety hazards
Observe the condition of roofs, exterior walls, decks, patios, garages, and fencing
Coordinate repairs and maintenance services when authorized
Monitor the performance of landscapers and other vendors when applicable
Maintain detailed records of each visit, including photographs and written observations
Submit a brief report after each inspection outlining the property's condition and any recommended actions
Property management, maintenance, handyman, caretaker, experience preferred
Strong attention to detail and ability to identify potential issues before they become costly repairs
Dependable, trustworthy, and self-motivated
Comfortable using a smartphone to take photos and submit reports
Excellent communication and organizational skills
Ability to coordinate with contractors and service providers when necessary
1–2 visits per week
Approximately 20–45 minutes per visit
